I see two houses in the photo. Which one is this; white or brown cardboard

If you look very carefully, you can see the white on the inside of the brown house, and the brown on the inside of the white house. They've just assembled it 2 different ways.

our box didn’t include the instructions. Do we need them to assemble?

Not really. You should be able to put it together without instructions. It's pretty straight forward.

I’m comparing the “cottage” and the “playhouse”... does anyone know if one is bigger then the other?

Just check the description, there should be a measurements for both protects
