Best EVER Syndication Book From the Best EVER host!
I have been learning from Joe over the years as a podcast host, public speaker, and Author. I can attest to his knowledge and absolute dedication to acquiring the best ever advice on real estate. What I really respect about Joe is his growth mindset when it comes to personal improvement. Joe has devoted his time over the years to higher-level education with coaching, interviewing the best real estate investors, and creating quality content. I was excited to hear that Joe was coming out with a Syndication book, mainly because there aren’t many books out there when it comes to learning about syndicating multifamily deals. The best part about the Best Ever Apartment Syndication Book is you can learn what Joe learned, wins and loses. I LOVE books in general for this reason, you can get inside the mind of a successful investor for just the purchase of a book... Lets take that into account, Joe has spent thousands of dollars on coaching, seminars, and investments. He has spent hundreds if not thousands of hours writing this book. And now you can learn what he learn in a simple to understand four-part system. Doesn’t the price of the book seem small in comparison now? Here is why I think this book is worth every penny and then some. • It has over 400 pages worth of material. • Well written, easy to understand. • The knowledge Joe has is fresh in his mind, which means he can recall the struggles he went through early on in his career. • Joe does a great job of making the advice actionable. • It is outlined in a step-by-step system into four parts (The visuals are great, it shows you where you are in the process of reading the book) • Great linear progression when it comes to understanding the process of becoming a syndicator. His. Advice. Works! And I am living proof. Joe was able to guide me to success in my business. And I will be forever grateful for that.

Upgrade your Property Investment Game, Step by Step
Hey all who are interested in this book. I wanted to share some of my thoughts on it after reading it cover to cover for anyone who wants to get into serious revenue generating property management. This book is a very detailed guide from start to finish on how to build a team, gain investors, research, underwrite, vet, purchase, manage, then sell apartment buildings for profit. Joe does a great job breaking down every step into logical, repeatable actions. From someone fairly inexperienced, I was surprised at how well I was understanding everything the way he explained it. Acronyms and all! This book is a serious jumpstart if you’ve always dreamt of high level property investing. Apartment syndication is not something I would recommend for investors who have not purchased and managed revenue generating property before. I have a hard time imagining this as a “side-hustle” as you are essentially building an investment company from scratch. Unless you can find a superhuman mentor who’s willing to take you by the hand, I hope you have some property experience under your belt already. The best opportunities he mentions are Value-Add Properties that are slightly underperforming that you can turn around with better property management and renovations. This makes it ripe for sale at a big profit. You’re not going for turnkey properties that have little room for improvement. I can see this being a very complicated process which typically means fewer people are doing it. After reading this book, I can see how there are many opportunities out there for those willing to put in the sweat equity, and their own capital, financial and otherwise. With this book at your side, you’ll be well ahead of any other newbie investors making all the mistakes you’ll see coming. The book keeps a fairly conversational tone throughout, it feels dense, but rarely overwhelming. It’s chock full of personal anecdotes based on experience. That’s helpful for seeing how the concepts playout. I’m a visual person, I need to see at least a mental picture of these in action! I can appreciate Joe’s sense of positive motivation, transparency, and savvy maneuvering. There are game-changing tips to be found in this book. You can learn about finding off-market deals that help you skip over bidding wars. There is a section devoted to how you personally make money off of the deal. Very importantly, he also covers when to walk away from a deal. Beware if you’re prone to sunk cost fallacy because it can be months of work, but you’re risking your investor’s capital and potentially mis-representing the opportunity by going forward. Find a great team, rely on their experience and reputation to carry you through your early steps, follow Joe’s steps, and you’ll be well ahead of the game. There are many tools, sites, reports, and spreadsheets that are shared throughout the book. They’re kind of scattered, however, so you many want to mark them down as you find them. I was curious about him, so I visited his website. I think it would be a great value-add (see what I did there?) to have these available in his Resources section. Go ahead and pick up this book if you’re still interested. As I said it is DENSE, it will be your first key advisor in your Apartment Syndication journey. Keep your eyes open, your wits about you, and build some great relationships, trust Joe and I’m confident you won’t find a better system.

Everything you need to know to build a successful apartment syndication business!
I highly recommend Joe Fairless' latest book, the "Best Ever Apartment Syndication Book"! This book reads almost like an autobiography - you will learn about his background, his family, and his incredible journey from $30K at an ad agency to multi-millionaire. The book is well-organized and broken up into the major components of his system: the experience, the money, the deal, and the execution. The book is easy-to-read, and full of great advice, personal stories (his kindergarten teacher, Mrs. Stacy), and templates. For example, in his investor template, he tells you the essential information you would want to capture in your investor database -- I was missing one key field (estimated investment potential in next deal) (p.178). Joe talks about why he made certain decisions, such as starting a podcast (suggestion from his personal coach) as well as mistakes that he made, and what he learned from them. I especially liked Chapter 8 (p.58), when he discusses how important it is to be clear on your target audience. Joe walks us step-by-step through how he developed such a powerful "Best Ever" brand and his incredibly popular thought leadership platform. For new equity raisers, he also breaks down investor questions and objections, and how best to respond (p.149). Finally, I really like how Joe goes in-depth with how he performs underwriting (p.264) and how his team conducts asset management (p.317), as I think those are two critical parts to making sure you have a good deal, and how to execute on the business plan to achieve returns for your investors. Overall, I found this book to be an incredibly comprehensive resource. This book is helpful for first-time syndicators as well as experienced sponsors, because of the level of depth in which he discusses his underwriting and asset management. If you want to learn how to syndicate apartment buildings, Joe spells it out for you from A to Z, in a very clear, effective, and easy-to-read manner.
